Here's an honest breakdown to help families think through the decision clearly.
The case for renting right now
With interest rates remaining elevated compared to the historic lows of 2020–2021, the monthly cost of owning a home has risen substantially in many markets. A family that could have comfortably afforded a $400,000 home at 3% interest a few years ago may find the same home unaffordable at today's rates — even if the purchase price hasn't changed much.
Renting in this environment offers real advantages:

Westchester County, NY — a high-cost ownership market
Westchester is one of the most expensive counties in the United States by property tax burden. Combined with high home prices, the true monthly cost of homeownership — mortgage, taxes, insurance, and maintenance — often significantly exceeds what a comparable rental would cost in the same area.
For families who aren't certain they'll stay in Westchester for at least five to seven years, renting is almost always the more financially sound decision. Memphis, TN — a more accessible ownership market
Memphis presents a different picture. Home prices remain far more accessible than coastal markets, and Tennessee's lack of state income tax improves the overall financial picture for residents. Families in Memphis who have stable income, good credit, and a longer-term outlook may find that buying makes sense sooner than it would in higher-cost markets.
However, the same elevated interest rate environment applies, and Memphis — like all markets — has seen home prices rise from their pre-pandemic levels. The decision still requires careful math.

Take the full cost of ownership — mortgage principal and interest, property taxes, homeowner's insurance, and a realistic estimate for maintenance (typically 1–2% of home value annually) — and compare it honestly to what a quality rental would cost in the same area.
If ownership costs dramatically exceed rental costs, the financial case for buying requires a strong belief in long-term price appreciation and a commitment to staying put. If the numbers are close, ownership starts to make more sense — especially for families with stability and a long time horizon.
